Overview
Every housing agency has critical assets—assets that have a direct and significant impact on performance and profitability. At Lindsey Software, we have a multitude of products that truly enhance productivity and efficiency, no matter the size of your housing agency.

Lindsey Software solutions consist of the following modules:

Tenant & Applicant Processing
This module is essential for Lindsey Software's solutions as the entry of potential tenant information is one of the most important processes for a housing manager. This particular module uses wizards for all transactions to help eliminate mistakes before they happen. Application entry, waiting list transactions and reports, tenant histories, Section 8 and low rent reports are all processed within this module. Rent, HAP and Utility amounts are also created here and passed to other Lindsey Software modules, particularly Accounts Receivable and Accounts Payable.

Word Processing Bridge
Word Processing Bridge allows you to customize all of your housing authority's documentation and maintain it in one place. Once the documents are created, you can specify where they will print (Application Entry, Make Offer, Issue Voucher, Move-In, Re-exam, etc.) and how many copies of each document are needed. Our clients tell us the Word Processing Bridge is one of the most efficient modules in the Lindsey Software system, saving nearly an hour in paperwork for every move-in and re-exam they do.

Accounts Receivable
The Accounts Receivable module offers many features to facilitate the daily and monthly tasks tied to posting charges and processing cash receipts. Accounts Receivable automatically posts recurring monthly charges. Statements can be printed with any balance due. Cash Receipts are processed quickly and a variety of reports are provided for immediate reference.

Accounts Payable
Integrating with Tenant & Applicant Processing, Purchase Orders, Fixed Assets and the General Ledger, Accounts Payable is another important module of the Lindsey Software system. Not only does Accounts Payable simplify the tasks of invoice entry and check printing, but it also generates a variety of other documents as well: Section 8 Invoices by PHA, HUD 2516 Minority Vendor Reports and IRS 945 Back-Up Withholding documents.

Work Order
The Work Order module is fast, easy, and most importantly — thorough. Once work orders are entered into the module, there are a number of things that can occur: call-in time of a tenant request can be automatically entered, materials and charges can be calculated, priced, and totaled, and a Work Order Unit Report can automatically be generated. These are only a few of the features of the Work Order module.

General Ledger
The General Ledger module is designed to assist you with the operation and management of the housing authority. It is an effective tool for housing authorities that do their own accounting as well as those who have fee accountants. The module gives you access to the financial standings of your housing authority's accounts and provides information for researching grants and other expenses through a variety of reports. The General Ledger is integrated with all accounting modules in Lindsey Software. It is automatically updated when transactions are made in the other modules.

Bank Account Manager (BAM!)
Bringing together all aspects of account management and bank reconciliation – processes previously managed in both Accounts Payable and General Ledger and, to some degree, Payroll and System Utilities – BAM! will consolidate banking activities into one, easy-to-use application. This new system will allow Lindsey users to import bank files (.ofx) through their online banking services to automatically clear account transactions, provide the ability to enter and code debit card transactions and integrate with our new Document Management System to increase efficiency in the data storage process. BAM! will allow users to view all check information with complete invoice detail. The report preview provides an option to e-mail reports and images to others within the PHA. The improved auditing capabilities will also include enhanced security features.

Payroll
Lindsey Software's Payroll module is designed to handle all of your payroll needs. It interacts with the General Ledger module for accounting purposes. The software calculates federal and state income tax and FICA withholdings automatically. Quarterly reports are available. Vacation and sick hours are automatically updated as well. Payroll checks and reports can be processed quickly and easily.

Report Writer
The Report Writer module offers you the ability to create your own reports. Data dictionaries are used to retrieve information for specific fields chosen by you. This module is integrated with the tenant and vendor files. The module provides a wizard to assist you in creating a report quickly. The report can be saved for future use and may be edited at any time. You can also choose to save the file as Fixed Width, Comma Separated Value or Tab Delimited, so you can import the information into third party software packages such as Microsoft Excel.

Security System
Lindsey Software's Security System provides a powerful and flexible means for the system administrator to restrict user access to confidential or sensitive parts of the software such as the Payroll module. The software allows easy management of a user's security clearance level, password and modular access. Adding and removing individual users is quick and easy. Accessibility can be changed at a group level or individual level, depending on the needs of the housing agency. Audit logs and user activity tracking within the Tenant Accounts Receivable and Payroll modules are provided.

FDS-AT
FDS-AT will automatically transmit your Financial Data Schedule (FDS) to REAC from Lindsey Software, so you don't have to type in the FDS info on the REAC web site, print it, compare it to your trial balance for accuracy and then submit while praying that the REAC servers do not go down. This program is designed to seamlessly integrate with Lindsey Software's General Ledger, but will also interface with other General Ledger programs through a specialized import program we have written.

Tenant PI
Tenant PI is the leader in tenant-screening software. With millions of tenants on file and 176 million criminal reports in the database, tracking tenants has never been easier or more affordable. For both the public and private sector, Tenant PI provides credit checks, criminal background checks and landlord history reports in just seconds. The software is easy to install and can be used with all Lindsey Software modules.

Receipt System
Receipt System is a full point-of-sale system that supports multiple cashiers, multiple locations and multiple cash drawers. Receipts are printed with full detail of charges owed, security deposit balance and how much of the payment was applied to each.

Excess Utilities
When billing tenants for excessive use of utilities during a specific billing cycle in your housing agency, the Excess Utilities module is the answer. Charges are automatically calculated based on the tenant's consumption rates. This module is integrated with the Account Receivable module so the charges may be posted to the tenant's account. Excess Utilities also provides a printout of meter readings and charges to be posted.

Fixed Assets
Lindsey Software's Fixed Assets module is an effective tool for tracking your housing authority's assets. Fixed Assets automatically calculates and tracks depreciation expenses and maintains accumulated depreciation in the General Ledger account and by individual asset. The system allows the user to specify the multiple locations that house the assets and can calculate depreciation either manually or automatically depending on your preference. Fixed Assets utilizes bar codes so that one person can take an accurate inventory of assets in less than half the time of the typical manual inventory process.

Inventory
The Inventory module is designed to meet the demand for tight inventory level control. The system traces inventory quantities, costs, prices and vendors to provide housing agencies critical inventory information. Integrated with the Work Order, Purchase Order and General Ledger modules, Inventory is tracked behind-the-scenes while you use other Lindsey Software solutions.

Purchase Orders
The Purchase Orders module streamlines the process of purchasing and receiving and allows housing agencies to maintain consistent stock levels and minimize costs. This module is integrated with the General Ledger and Inventory modules and increases the accuracy and efficiency of the purchasing department.

HQS Inspection System
The HQS Inspection System is integrated with Tenant & Applicant Processing to schedule appointments, perform inspections on handheld units using the Palm OS and automatically print letters to tenants and landlords based on inspector input. You can easily synchronize the Palm with our Software, and your letters along with the HQS Inspection form will automatically print.

Low-Rent Inspection System
This system will allow your inspectors to inspect all units using only a Palm pilot. Like the HQS System, the Low-Rent Inspection System is integrated with Tenant & Applicant Processing to schedule appointments, perform inspections on handheld units using the Palm OS and automatically print inspections letters.

Rent Reasonable
The Rent Reasonable module is intended to help housing authorities in the process of assessing rent charges proposed by a property owner. Integrated with Tenant & Applicant Processing and the HQS Inspection System, this module automatically uses the vacated Section 8 properties as a comparison. The system prompts you if a third comparable property is needed.
